Do not stay in room 312 - outside of the bedroom door is the lift and all the mechanisms are within a box which is connected to the wall of room 312. It is so so noisy. The rooms are functional but small. The breakfast would have been nice if it was hot

Disaster, but too tired to care.
Just been with the mrs through 40 hours of labour and was at a hospital nearby. I had booked last minute as I wasn't allowed in recovery. Booked a premium double, ended up with a disabled room next to a freezing cold window where the bed was damp all evening. Couldn't get in the shower for a large disabled chair blocking me. Got knocked on and rang out of the shower for setting off the fire alarm then accused of stealing their hair dryer and phone cables! Either I'm the worst hotel guest or they are the worst hotel...I pick the latter.

Nice finish but a bit cramped and noisy
I specifically requested a room on upper floors to avoid basement caves which have bad reviews. I got room 310 (top floor) so appreciate they took the request into consideration. Pros: - Nice decoration, fixtures - finished to a high standard - Good eco credentials. Cool wooden keycards and no stupid single-used plastic bottles. - Decent location - Good service Cons: - Soundproofing of rooms, doors and external windows is pretty poor. Thankfully other guests were quite respectful but even then I was woken by movements in other rooms/doors being opened etc. Original sash windows are thin, noise and condensate showing poor insulation. - Room quite small compared to the likes of the Metropole. Common for Paddington though. Feels cramped to sit on the toilet or shower. - Clothes hangers obscure the TV if they are actually used which is an annoying design. - Hot water takes a long time to adjust in the shower. Turn it up or down a bit then wait 1-2mins for it to actually change temperature.

One to avoid
Staff were incredibly rude and unhelpful, from the moment I arrived untill I left, it was clearly an inconvenience that I was staying at the hotel. Asking questions or inquiring about facilities was clearly an offensive topic to those that worked there. After having to find things myself, to view the gym/sauna that I was told were fully booked, to see if the facilities were of a good quality for potential next stay, I found the facilities in the dark and not a single person using them. When the staff were confronted about their lies they were completely indifferent. There are enough over priced hotels in London to stay at without staying at one with this sort of staff.

Friendly and helpful staff :-)
Staff were extremely pleasant and helpful. The rooms are clean and the beds are comfy. However, the rooms are very small and walls are thin. Therefore, you can hear your neighbors every move.

Lovely, clean room. Small but well designed and had enough hanging / storage space. Very comfortable bed with nice linen. Unfortunately my room was directly below the wooden-floored Reception so I could hear everyone coming and going. Very noisy.

Gym -is a very minuscule room with a peloton, a bench, a few weights. Only available 7-7 with prior booking, 1 person at a time for 45 min. The logistics don't work for a hotel. The rooms are very small. You can't sit and read/chat etc in the room. Instead you have to use library space --which the website says "our library is a noise-free corner ". Nope. That's where all the business people conducting zoom meetings, business calls and people trying to eat go. Perhaps if the rooms were bigger or if they had another room for business it wouldn't be such a jumble. Library was also frequently dirty with people leaving food, cups etc. Can't blame cleaning staff as that's on people as well, but perhaps if there had been a garbage in the room it would be less so. Never saw much of the healthy snacks --just a few a apples/bananas quickly gone. Solo travel in a room might be Ok, if you're just using it to sleep. Room door couldn't be closed quietly no matter how one tried. Door slams closed when you come & go, sorry sleeping neighbours. Rooms are ecstatically pleasing -- reality makes them unfunctional. Towel rack @ end of shower. (hand held)--Try keeping your towels dry or getting them to dry in that set up. Never could get the shower temp to be anything but scalding or ice cold. As you stand in ankle deep water. Having to shut off / on to lather up etc. AC never worked. And yes, for both shower and AC we had a hotel person come in to check. We were told it was fine.

High Design Comfort
Small room even by London standards, but well laid out with lots of storage. Furnishings and bathroom look new. The things that set this property apart were the very comfortable library and the private, by reservation sauna. Outstanding efficiency and friendliness from every staff person we encountered.

Would return if I needed to be close to Paddington
Beautiful hotel very close to Paddington station, tucked away enough so that the area feels quiet. The room is small (which is expected in that part of London) but is well put together, lovely finishing touches like sparkling water available to fill up from the hallway and decorated nicely. I really liked the library room which was just off the reception, great place to wait for someone to get ready / work from read.

Might be best to book directly with the hotel for the best rate as Expedia seemed to have charged an inflated rate for this hotel during my stay and unwilling to price match. The hotel was otherwise truly delightful and restful. We booked a "Deluxe Double Room" and were given room 101, which is a flight of stairs up, they do have a porter who can help with your bags. It's more spacious than I expected, though I was traveling with my 3-year-old who may not take up as much space than if I was traveling with another adult. The room has a window that faces an indoor courtyard and may not be the most scenic view but does offer natural light. The shower was powerful and bathroom a good size if you are used to living in an apartment in any urban city, it's bigger than my condo's! Great for business travelers! Thoughtful touches like charging cords for your phones, in-room water, fresh towels daily, etc. Overall a comfortable stay that I chose for its sustainable mission as well as for its location. It's easily walkable to Paddington and to Hyde Park and the stations around the Park too. There could be bigger rooms in other hotels but we were out and about much, and I have found it lovely to hang out in the common areas like the wonderful library, get a cup of tea from the reception and just lounge there. Everyone we met at the hotel from the staff to other fellow travelers were lovely - just great vibes all around especially if you're after a true boutique hotel experience!

Really comfy and loved my stay. I did think it was strange that I had to reserve the gym room for use and then people kept knocking on the door to come in to get yoga mats in the middle of my session. It was frusterating. They should have the mats outside of the small reserved room for easier access and to not disturb people working out.
