5. COMFORTABLE BED: Double bed with super comfortable mattress topper and hotel quality bedlinen;

6. ADDITIONAL SLEEPING IN THE LIVING ROOM - On request we can deliver a very comfortable full height airbed. Charges may apply;

7. CENTRAL HEATING + PORTABLE - pre-programmed to come in the morning, mid-day and evening at 22 deg Celsius. You can increase heating in between - see House Manual in the flat. Small energy efficient fan heater for your comfort;

8. USB / WIRELESS CHARGERS AND ADAPTERS – in the kitchen, living room and bedroom. We recommend to bring your own traditional adapters.

9. QUALITY TOILETRIES - all from British brands: The Scottish Fine Soap Co, Duck Island or Baylis & Harding, not tested on animals and in recycled bottles;

10. SUMMER COOLING – There is an evaporative tower cooling fan for Spring / Summer;

12. BOOKS & MAGAZINES – please don't remove. If you take one, please leave one;

NEW COVID-19 ACCESS ARRANGEMENTS:
For the safety of our guests and cleaning staff we ask that guests do not enter premises if housekeeping is still inside.
We also need extra time between bookings for cleaning and disinfection to conform to Airbnb Enhanced Cleaning Routines.


EARLY CHECK IN: Subject to charge at £15 per hr up to 3pm.
Early check may be possible ONLY if there was a min 24hrs gap between bookings or previous guests checked out earlier than standard 11am.
Please request at the time of booking or no later than 3 days prior to arrival.

LUGGAGE DROP OFF: FREE Luggage drop off from 12pm on the day of arrival.

EARLY CHECKOUT - If you have to leave before 11:00am please tell us at a time of booking so we can make necessary cleaning arrangements. Thank you.

LATE CHECK OUTS - May be arranged ONLY if next booking commences 24 hrs after your departure. We charge £15 p/hr for every hour after 30min grace period past standard checkout, so from 11:30am.
Requests for late check out must be made at the time of booking and no later than 2 days before departure.

LUGGAGE STORAGE ON DEPARTURE - you can leave your bags until housekeeper finishes. Please note we cannot allow entry to property once cleaning and disinfection are completed.
Alternatively we recommend Nannybag or Luggage Hero - link with discount for 2 free hrs will be sent in welcome msge.

COVID-19 ADDITIONAL HYGIENE & SAFETY:
Please leave your shoes inside by the entrance, use hand sanitiser provided in the kitchen;

This is a self-check in only flat and the keys are accessible from keysafe 24/7.
We will be available to answer any questions before, during and after your stay.
We generally respond immediately from 9am till 22:00 every day, but please bear with us a bit during working day or Sundays.
For emergencies please send us a Whats App outside those hours or press Doorbell on entry camera doorbell and we will do our best to help.

Hampstead is the prettiest and most romantic neighbourhood of London. It may feel like an idyllic village in the countryside, yet it is a mere 4 stops to Bond Street & central London, with a direct access by public transport to all London airports. Hampstead High Street is full of cafes, boutiques, restaurants and galleries with cutest side streets and hidden walks. The brownie point is the huge and picturesque Hampstead Heath with Kenwood House, where scenes from Notting Hill were filmed and where in Summer crowds gather for the classical picnic music concerts. The apartment itself is at the top of a lovely quiet residential leafy street, yet a mere 5-7 mins walk from nearest shops and cafes. A great place to lay your head down after a day of sightseeing and shopping.

ACCESSIBILITY - PLEASE NOTE THE FLAT IS NOT WHEELCHAIR ACCESSIBLE.
Houses on Netherhall Gardens are build on the slope, so the whole house ground starts a little below pavement level but on the ground level of the garden.
There are 8 steps leading from the pavement to all flats located at side and rear of the building. This flat has it's own entrance at the side of the building.

NEAREST TUBE - Finchley Road (Jubilee & Metropolitan Line) - 7 mins walk.
3 stops from Baker Street / 4 stops to Bond Street
Hampstead - Northern Line - 11 mins walk.

GETTING TO HAMPSTEAD FROM ALL AIRPORTS:

1. HEATHROW - Piccadilly Line to Green Park & change for Jubilee to Finchley Rd
2. LUTON - Train to Farringdon & change for Metropolitan Line to Finchley Rd / Option 2 - Easy Bus to Baker Street & take Metropolitan to Finchley Rd.
Stansted - Stansted Express & change for Jubilee
or Met Line to Finchley Rd
3. GATWICK - Gatwick Express to Victoria, take Victoria Line to Green Park and change for Jubilee to Finchley

EUROSTAR - Northern Line to Hampstead or Met to Finchley Rd

PARKING:
Camden Borough is very anti-motorists and finding parking space for visitors is difficult.
There are just few pay and display bays on the street.
Controlled parking hours are: Mon-Fri 8:30-18:30, Sat 8:30-1:30 and Sundays and Bank Holidays are free.
There are more pay & display bays on Fitzjohn's Avenue. You can use RingGo app to pay.
There are Source electric vehicle charging points on next street parallel to Netherhall Gdns going back towards Fitzjohn Ave. 2 mins walk, where you can charge your EV car and then don't pay for the parking on nearby streets. Check maximum stay rules and sign up for a pay as you go account to speed up pmt process.
There is a nearby secure car park at the junction of Finchley Road and Fitzjohn Avenue at about £15 per day.

If guests want to use the sofa in the living room to sleep on, or book airbed please request at the time of booking.

2. CHILD CRIB @ £35.00 per stay .
We can provide a fully disinfected foldable child crib approx. length 110cm., complete with mattress. We cannot provide child bedlinen.

3. BAG STORAGE - If you arrive before we can take in your luggage, please check local Nannybag - nearest shop at West End Lane 2mins from Camden Town tube or Luggage Hero at DHL shop approx. 2mins from Camden Town station. Please use postcode from your itinerary / check in guide.

5. SMOKING IN THE BUILDING is strictly prohibited.

6. WE DO NOT OWN THE BUILDING - We can only take responsibility for what happens in our flat. We will do our best to alert building management to any issues to do with neighbours or communal areas.

7. DOGS - We only accept small hypoallergenic dog breeds. Dogs but must be house trained and owners have to bring bowls, poo bags, blanket, dog bed. We have to add a surcharge of £59 for a dog per stay.

Well maintained and equipped in good location.
While on the small side the flat was ideal for someone wanting a base from which to get out and about. Easy access to central london both by public transport and for enthusiastic walkers by foot. Good restaurants, cafes and food halls and public transport very near by. I would certainly stay there again. If u have suitcases it is best to get there by taxi/uber!
