It is a beautiful property particularly in the common spaces (breakfast room, library). The rooms are in need of some work: a few small changes would make the rooms cleaner, brighter and functional. Consider small touches like kleenex and water glasses to more substantial ones like a small refrigerator and a fresh coat of paint. When we first arrived, the staff seemed to be overwhelmed by our tour group (Rick Steves). We booked extra days through Expedia and this resulted in a change to a much better room. The staff seemed to manage a bit better on our last few days.

Overall we enjoyed our stay! The staff was very friendly and the view of Dean Village from our room was absolutely stunning! Our only complaint/heads up, it is located in an older building so the water pressure was a bit strange, and you could often hear the water running from the other rooms. Other than that, it was very nice!

The bedroom and bathroom was clean and spacious. The beds were very comfy. The breakfast was delicious. All of the staff are very friendly and welcoming. They are very helpful and go above and beyond their duties, really caring about their customers. Had an amazing experience and would definitely book this place out again if I was visiting Edinburgh.

Everyone was super friendly. Its nice Breakfast is included and they had a variety of options. My only thing was the lift was broken and no one helped us with our bags and we had to go to the 4th floor. Other than that, no complaints.

We had such a wonderful staff. Beautiful building, kind and thoughtful staff, and good location. We loved our breakfast. They served a continental breakfast as well as a hot breakfast. There is a beautiful library on the first floor which is a must see! Make sure you bring shampoo, soap, etc because it is only provided upon request! The lift is down, so make note of this if you have any restrictions. We would definitely come again. Thank you, B B staff for being such wonderful hosts and making our first trip to Edinburgh so memorable!!! Cheers!
